Javelin Park
In redeveloping the 158-hectare site of the former Royal Air Force (RAF) Brüggen, an active British airbase until 2001, and subsequently the British Army’s Javelin Barracks, our aim is to create a strong and vibrant business park for the further economic development of Niederkrüchten and the region. The planned business park will create 5,000 to 8,500 new jobs in commerce and industry over the next 10 to 15 years while also bringing modern infrastructure that will benefit the entire region.
An economic catalyst creating a wide range of new jobs
Whether for large, medium-sized or small companies, whether for logistics, production or local artisans: Javelin Park will create new space to host a wide range of companies and high-quality jobs. The complex will benefit the entire region, in particular the town of Niederkrüchten itself, which will have a stronger local tax base, thereby further expanding future opportunities to make Niederkrüchten an even better place to live and work.
Modern infrastructure to support growth and relieve traffic congestion
Javelin Park will bring more to Niederkrüchten than just high-quality space for businesses. A service and rest area with ample on-site parking will serve not only travellers and commercial drivers from throughout the region but also local residents. The planned relocation of the motorway entrance will put the necessary capacity in place for the region’s growing economy while at the same time relieving local traffic congestion.
Sharing our historical experiences with future generations
What does Niederkrüchten have to do with the United Kingdom? History has brought us together. Even after the British officially left, our shared memories and the bonds of friendship have endured to the present day. We wish to honour this rich history and preserve its memories with a museum to bring this story alive for future generations.
A business park in harmony with sustainability
Can economic growth go together with sustainability? Absolutely – and that’s what Javelin Park is all about. The business park will be constructed on an existing brownfield site. By turning this former military facility into an attractive modern business park, this project is a win not only for the economy but also for nature and the environment. Because when companies move into space built on redeveloped land in Javelin Park, they bring jobs and growth to the region – without sacrificing the region’s existing green spaces.
Holistically designed for the energy of tomorrow
The transition to renewables is an extraordinary challenge. We at Javelin Park are committed to doing our part to achieve this important goal. Whether through photovoltaics on the roof, hydrogen-based energy storage, or locally generated renewable energy from the neighbouring energy park, Javelin Park is being holistically designed and optimised for renewable energy – and this means 100% free of fossil fuels. And through a new power substation, urgently needed infrastructure for the energy transition is being created which will also make energy supply to the surrounding community more sustainable.

Project facts vs rumours
From the outset, we have promised a regular and open exchange with the community and all those with an interest in this project – and this is a promise we will keep. We know that there are currently various rumours in circulation regarding Javelin Park, and we would like to set the record straight. Here are the facts:
Javelin Park will offer new opportunities to Niederkrüchten and the entire region – including our friends in the neighbouring Netherlands. The business park will directly create not only new jobs but also new infrastructure. For the town of Niederkrüchten, this development will create new sources of ongoing tax revenue and thus greater future financial resources to make Niederkrüchten an even better place to live and work.
Together with the planned energy park, Verdion is working on concepts to supply the surrounding area with renewable energy, thereby providing yet another important benefit to the community.
It is too soon to know what specific companies will settle in Javelin Park, or even to say with any certainty what kinds of companies these will be. However, our experience with comparable business parks has shown that these projects bring diverse job opportunities to the local region, ranging from office work to skilled trades, from research and engineering to marketing and warehouse logistics and more.
The appraisers who will provide independent expert opinions on this project and its impact are selected by the town of Niederkrüchten and must meet demanding quality standards.
As the developer, Verdion will pay all costs incurred through the development of Javelin Park – including the costs for these expert opinions – as agreed under the terms of the development agreement with the town of Niederkrüchten.
Projects of the scale and complexity of Javelin Park are typically divided into multiple phases of development and construction, which means that the planning process is likewise staggered. The business park will be completed and occupied over the next 10 to 15 years, with new companies gradually moving in and establishing operations over this period as the structures are completed and leased.
The independent expert opinions will consider the effects of the entire project. As to the early-stage public participation, which is important to us, please note that the published information can only extend through the current (first) construction phase, as is usual in this process.
It is important to Verdion that this former military facility be redeveloped with a view to the future, which means making it as sustainable as possible. In thinking about the ecological balance of this project, it is worth noting that the site currently remains contaminated from military use, which will be remediated as part of the new development. We are introducing a number of green technologies into the development as well as supporting clean infrastructure for the wider area. We are also taking various measures to minimise this project’s environmental impact and retain key natural habitats and no unspoiled green areas will be sacrificed while the existing brownfield land is being redeveloped. Javelin Park will be directly accessible from the A52 through a new motorway entrance. For our occupiers, this will mean faster and more convenient access for deliveries and company vehicles. For the people of Niederkrüchten, this will mean no significant increase in local traffic.
Even assuming maximum traffic flows to and from Javelin Park, the traffic impact assessment by an independent expert does not anticipate any impairments or increased local congestion caused by the project.
